What a commercial maintenance contract covers

Commercial properties have different maintenance needs than residential ones — higher foot traffic, more exposed hardscape, formal seasonal timing, and tenants or HOA boards who notice when something looks neglected. A maintenance contract with Actaeon is scoped to the property: we walk the site, identify what's needed, and build a contract that fits your budget and the property's actual requirements.

Typical scope includes turf maintenance and mowing, edge trimming, seasonal mulching, bed maintenance and weeding, spring and fall cleanup, seasonal color planting in annual beds, BMP and drainage inspections, minor hardscape joint maintenance and repair, and snow-related site cleanup where applicable. We document service with crew logs and photos at each visit — something property managers find useful when tenants or boards ask what's been done.

HOA and multi-property portfolio maintenance

We maintain properties for homeowners associations, property management companies, and multi-site portfolios across DC, Maryland, and Northern Virginia. Portfolio clients get a single point of contact, consistent crews assigned to each property, and documented service records per site. We coordinate directly with your property managers so you're not relaying information through an intermediary.

HOA maintenance requires a different kind of discipline than residential work: service has to happen on a reliable schedule, crews have to be professional in occupied neighborhoods, and documentation has to be there when the board asks for it. Many commercial properties in Maryland and DC have permitted stormwater facilities — retention ponds, bioretention cells (vegetated basins that filter and slow runoff), and other BMP structures that require regular inspection and maintenance under MDE permit terms. Actaeon is one of the few commercial landscape contractors in the DMV with documented BMP maintenance experience. We inspect structures, remove sediment, repair erosion, manage embankment vegetation, and provide inspection reports as required by your permit.
